Rather than continuing to expand, inventory appears to be stabilizing. Buyers continue to benefit from a healthy selection of homes without a significant increase in overall supply.

Sales Activity
A total of 112 residential properties sold during the week, compared to 119 during the same period last year. While sales were modestly lower year over year, activity continues to reflect a healthy level of buyer demand for this time of year.

New Listings & Inventory
New listing activity eased slightly, with 147 homes coming to market compared to 164 during the same week in 2025.
Active inventory finished the week at 890 listings, only marginally above last year's 884. After two weeks of higher inventory, this week's numbers suggest the market may be finding its seasonal balance rather than continuing to build supply.


Pricing Trends
The average sale price for the week was $442,074, compared to $468,120 during the same week last year.
Average sale prices naturally fluctuate from week to week depending on the mix of properties sold. While this week's average was lower than last year, one week's pricing shouldn't be viewed as a broader market trend on its own.
