Saskatoon Real Estate Week in Review - October 8 - 14, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.

Executive Snapshot

  • 82 residential sales, compared to 95 one year ago

  • 122 new listings, compared to 129 last year

  • 935 active listings, compared to 875

  • Average sale price: $413,055, compared to $370,327 in 2025

Sales and new listing activity were both lower than the same week last year, while active inventory remained higher. Buyers continue to have more selection than they did in October 2025, even as fewer new properties enter the market.

The average sale price was also higher year over year, although weekly pricing figures can be influenced by the types and price ranges of properties sold.

Key takeaway: Saskatoon's fall market continues to offer buyers more selection, while sales activity remains below last year's pace. With inventory holding above 2025 levels, pricing and presentation are becoming increasingly important for sellers.

Sales Activity

A total of 82 residential properties sold during the week, compared to 95 during the same period in 2025 - a decline of approximately 14%.

That's slightly below the 86 sales recorded during the previous reporting period, although that period covered a different number of days.

Year-to-date, our weekly tracking now shows 3,998 sales in 2026 compared to 4,239 at this point last year, a difference of approximately 5.7%.

While buyers remain active, the year-to-date figures reinforce what we've been seeing in recent weeks: sales activity is running modestly behind 2025.

The question as we move further into October is whether that slower pace will continue or whether buyers will take advantage of the additional inventory available.

New Listings & Inventory

New listing activity totalled 122 properties this week, compared to 129 during the same week last year - a decline of approximately 5%.

Despite fewer new listings, active inventory stood at 935 properties, compared to 875 one year ago. That's an increase of nearly 7%.

Inventory also rose slightly from 921 listings the previous week.

This is an important development because it shows that the larger selection available to buyers isn't simply the result of more homes coming onto the market.

With sales running below last year's pace, properties may be remaining available longer, contributing to the higher inventory levels we're seeing.

However, inventory remains relatively limited by historical standards, and increased selection doesn't necessarily mean the market has shifted decisively in favour of buyers.

Pricing Trends

The average sale price was $413,055, compared to $370,327 during the same week last year—an increase of approximately 11.5%.

That's a substantial year-over-year difference, particularly during a period when sales activity has softened.

However, weekly average sale prices are sensitive to the mix of properties sold. A greater proportion of higher-priced homes can push the average upward without indicating an equivalent increase in individual property values.

For broader perspective, the Saskatchewan REALTORS® Association reported a residential benchmark price of $444,700 in August, approximately 3% higher than August 2025.

The broader pricing picture therefore suggests more moderate year-over-year appreciation than this week's average alone might indicate.

What This Means Right Now

For buyers: Active inventory remains higher than last year, providing more selection as we move through October. Buyers may have additional opportunities to compare properties and make informed decisions, particularly when homes have been available for longer periods.

For sellers: Buyer activity remains present, but there are more properties competing for attention. Accurate pricing, strong presentation and an effective marketing strategy are especially important when buyers have more options.

What we're watching: Whether inventory continues to remain elevated as we move toward November, and whether slower sales activity begins to influence pricing or the length of time homes remain on the market.

Closing Summary

Saskatoon's fall housing market continues to show signs of improved balance between supply and demand.

Sales and new listings were both lower than the same week last year, while active inventory remained nearly 7% higher.

Buyers have more selection, but the market hasn't experienced a dramatic shift in pricing. Weekly average sale prices remain variable, reinforcing the importance of looking at broader trends rather than individual weekly results.

As October progresses, we'll be watching whether the additional inventory continues to provide buyers with more breathing room or whether seasonal declines in new listings begin to tighten available supply again.

Saskatoon Real Estate Week in Review - October 1–6, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.

Executive Snapshot

  • 86 residential sales, compared to 121 one year ago

  • 148 new listings, compared to 189 last year

  • 921 active listings, compared to 880

  • Average sale price: $495,720, compared to $416,486 in 2025

October began with softer sales and fewer new listings than the same period last year. Active inventory, however, remained above 2025 levels, giving buyers more selection despite a recent decline in the number of available properties.

The average sale price increased substantially, although several higher-priced transactions influenced the weekly figure. As always, broader pricing trends provide a more reliable picture of changes in property values.

Key takeaway: Saskatoon enters October with fewer sales and new listings than a year ago, but more available inventory. Buyers continue to benefit from improved selection, while sellers are facing greater competition for attention.

Sales Activity

A total of 86 residential properties sold during the reporting period, compared to 121 during the same period in 2025—a decline of approximately 29%.

That's a considerable year-over-year difference and continues the softer sales activity we've observed over the past several weeks.

Year-to-date, our weekly tracking shows 3,916 sales in 2026 compared to 4,144 at this point last year, a difference of approximately 5.5%.

It's worth noting that this reporting period covers October 1–6 rather than a full seven days. We should therefore be cautious about comparing its sales volume directly with previous full-week totals.

The year-over-year comparison nevertheless suggests that buyer activity has been running below last year's pace.

New Listings & Inventory

New listing activity also slowed, with 148 properties coming to market compared to 189 during the same period last year—a decline of approximately 22%.

Active inventory stood at 921 listings, compared to 880 one year ago, an increase of nearly 5%.

Interestingly, inventory declined from 965 listings the previous week. That means buyers still have more properties available than they did at this time last year, but the total number of available homes is beginning to ease.

This is an important distinction as we move into the fall market.

Inventory often declines seasonally as fewer new properties are listed. The question now is whether the reduced supply will be matched by slower sales activity, allowing inventory to remain above last year's levels.

Pricing Trends

The average sale price was $495,720, compared to $416,486 during the same period last year—an increase of approximately 19%.

That's a substantial difference, but one that requires careful interpretation.

Weekly average prices can be significantly influenced by the types and price ranges of properties sold. This week's transactions included several higher-priced homes, including sales approaching or exceeding $2 million.

Those transactions can have a considerable impact on the average, particularly during a week with fewer overall sales.

For broader perspective, the Saskatchewan REALTORS® Association reported a residential benchmark price of $444,700 in August, approximately 3% higher than August 2025.

That broader measure suggests considerably more moderate year-over-year price growth than this week's average sale price alone might indicate.

What This Means Right Now

For buyers: Active inventory remains above last year's level, providing more selection as we move into October. While the number of available properties has recently declined, buyers may still find more opportunities to compare homes and make informed decisions than during the tighter periods earlier this year.

For sellers: Sales activity has softened, and buyers have more properties to choose from. Accurate pricing, strong presentation and effective marketing remain essential for attracting attention in a more competitive environment.

What we're watching: Whether inventory continues its seasonal decline throughout October and whether sales activity stabilizes as the fall market progresses.

Closing Summary

October begins with a somewhat different picture than we saw earlier in the year.

Both sales and new listings were below the same period in 2025, while active inventory remained higher year over year.

Although the number of available homes declined from the previous week, buyers continue to have more selection than they did at this point last year.

Meanwhile, the unusually high weekly average sale price serves as a reminder that short-term pricing figures don't always reflect broader market conditions.

As we move further into October, the relationship between sales activity, new listings and available inventory will help determine whether Saskatoon continues moving toward more balanced conditions.

Saskatoon Real Estate Week in Review - September 24–30, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.

Executive Snapshot

  • 85 residential sales, compared to 99 one year ago

  • 155 new listings, compared to 137 last year

  • 965 active listings, compared to 908

  • Average sale price: $429,728, compared to $412,990 in 2025

As September comes to a close, Saskatoon's housing market continues to show signs of improved balance. Sales finished below the same week last year, while new listings were higher and active inventory remained above 2025 levels.

Inventory eased slightly from the previous week, but buyers continue to have more homes to choose from than they did at this point last year.

Key takeaway: Saskatoon is heading into October with more available inventory and slightly softer sales activity than a year ago, creating more choice for buyers and increased competition among sellers.

Sales Activity

A total of 85 residential properties sold during the week, compared to 99 during the same period in 2025—a decline of approximately 14%.

Sales were also slightly lower than the 90 recorded during the previous week.

Year-to-date, our weekly tracking shows 3,830 sales in 2026 compared to 4,023 at this point last year, a difference of just under 5%.

The recent numbers suggest buyer activity remains steady, but isn't absorbing available inventory at quite the same pace we saw during some of the tighter periods earlier in the year.

New Listings & Inventory

New listing activity increased year over year this week, with 155 properties coming to market compared to 137 during the same week in 2025—an increase of approximately 13%.

Active inventory stood at 965 listings, compared to 908 one year ago, putting available supply about 6% above last year's level.

Inventory did ease slightly from 979 listings the previous week, so we're not seeing a straight-line increase. However, the broader shift remains clear: buyers currently have more properties available to them than they did at this point last year.

That's an important change from the more supply-constrained conditions we saw earlier in 2026.

Pricing Trends

The average sale price was $429,728, compared to $412,990 during the same week last year—an increase of approximately 4%.

That's a much smaller year-over-year gap than we saw in some recent weeks.

As always, weekly average sale prices can be influenced by the mix of properties sold, so one week's movement shouldn't be interpreted as an equivalent change in individual home values.

Still, the fact that prices remain above last year's weekly average while inventory has increased is worth noting. More selection has not translated into an obvious decline in selling prices.

What This Means Right Now

For buyers: More active inventory means greater selection heading into October. Buyers may have more opportunity to compare properties and make thoughtful decisions, although well-priced homes can still attract strong interest.

For sellers: There are more properties competing for buyer attention than there were a year ago. Pricing accurately, presenting the home well and having a strong marketing strategy are increasingly important.

What we're watching: Whether inventory begins its typical seasonal decline as we move deeper into fall, or whether softer sales activity keeps the number of available homes elevated compared with last year.

Closing Summary

September ends with Saskatoon's housing market looking more balanced than it did during the tighter periods earlier this year.

Sales were lower than the same week in 2025, while new listings were higher and active inventory remained about 6% above last year's level.

At the same time, the average sale price remained above last year, suggesting the increase in supply has not resulted in a significant shift in pricing.

As we move into October, the relationship between sales and inventory will be particularly important. Buyers currently have more choice, while sellers are operating in a market where standing out from the competition matters more.

Saskatoon Real Estate Week in Review

September 17–23, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.

Executive Snapshot

• 90 residential sales, compared to 107 one year ago

• 170 new listings, compared to 193 last year

• 979 active listings, compared to 909

• Average sale price: $447,538, compared to $411,656 in 2025

Sales activity slowed compared to the same week last year, while active inventory continued to build. Despite fewer new listings entering the market, buyers now have a larger selection of available properties than they did at this time in 2025.

The latest figures suggest that Saskatoon's fall market is moving toward a more balanced environment, although broader market conditions remain relatively tight and one week's activity does not establish a long-term trend.

Key takeaway: Active inventory is increasing while weekly sales are running below last year's pace. Buyers have more selection, and sellers are facing greater competition as the fall market progresses.

Sales Activity

A total of 90 residential properties sold during the week, compared to 107 during the same period in 2025, a decline of approximately 16%.

Sales were also slightly below the 93 recorded during the previous week, suggesting a quieter stretch of activity as we move further into September.

Year-to-date, our weekly tracking shows 3,745 sales in 2026 compared to 3,924 at this point last year, a difference of approximately 5%.

Although buyer activity remains present, the combination of softer weekly sales and a growing number of available homes is worth watching over the coming weeks.

New Listings & Inventory

New listing activity totaled 170 properties this week, compared to 193 during the same week last year, a decline of approximately 12%.

Despite fewer new listings, active inventory climbed to 979 properties, compared to 909 one year ago. That's an increase of nearly 8% year over year.

Inventory also increased from 941 listings the previous week, giving buyers an additional 38 properties to choose from.

This is an important development. More inventory isn't simply the result of more homes being listed. With sales running below last year's pace, available properties appear to be accumulating, creating a larger selection for buyers.

That doesn't necessarily mean Saskatoon has shifted into a buyer's market. It does suggest that the exceptionally tight conditions experienced earlier in the year may be easing as we move into the fall.

Pricing Trends

The average sale price was $447,538, compared to $411,656 during the same week last year, an increase of approximately 9%.

However, weekly average sale prices can fluctuate considerably depending on the types, sizes and price ranges of homes sold. A higher average in one week does not mean that individual property values have increased by the same percentage.

For broader perspective, the Saskatchewan REALTORS® Association reported a residential benchmark price of $444,700 in August, approximately 3% higher than August 2025.

The broader pricing picture therefore points to more moderate year-over-year growth than this week's average sale price alone might suggest.

What This Means Right Now

For buyers: Active inventory is increasing, creating more selection and potentially more opportunities to compare properties before making a decision. Well-priced homes may still attract competition, but buyers have more options than they did during the tighter periods earlier this year.

For sellers: Buyers are shopping in a market with more available properties. Accurate pricing, strong presentation and a thoughtful marketing strategy are becoming increasingly important as competition between listings grows.

What we're watching: Whether active inventory continues to build through the remainder of September and whether sales activity strengthens enough to absorb the additional supply.

Closing Summary

Saskatoon's fall market is beginning to show a different balance between supply and demand.

Sales were lower than the same week last year, new listings also declined, and active inventory climbed nearly 8% above 2025 levels.

The increase in available homes is particularly noteworthy because it has occurred without a corresponding increase in new listing activity. Buyers are gaining more selection, while sellers are facing a more competitive environment.

The next few weeks will help determine whether this is a temporary seasonal adjustment or a more sustained shift toward balanced market conditions.

How We Can Help

If you're considering buying or selling and would like to understand how these market trends apply to your specific situation, our team is always happy to have a conversation—even if you're simply looking for clarity on timing, pricing, or next steps.

Saskatoon Real Estate Week in Review - September 10–16, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help put short-term market movements into context.

Executive Snapshot

  • 93 residential sales, exactly matching the same week last year

  • 189 new listings, compared to 164 last year

  • 941 active listings, compared to 904

  • Average sale price: $454,447, compared to $417,895 in 2025

This week's numbers point to a Saskatoon market offering buyers more selection without a significant change in sales activity. Sales matched last year's level exactly, while both new listings and overall inventory moved higher.

That combination continues to suggest a more balanced environment than we saw during the tighter periods earlier this year, but buyer activity remains steady.

Key takeaway: Buyers have more homes to choose from than they did at this time last year, but sales are keeping pace—suggesting that additional supply is creating more balance rather than signalling a significant slowdown in demand.

Sales Activity

A total of 93 residential properties sold during the week, exactly matching the 93 sales recorded during the same period in 2025.

After some week-to-week swings recently, an identical year-over-year sales result gives us a useful reminder not to place too much emphasis on any single week's movement.

Year-to-date, our weekly tracking now shows 3,655 sales in 2026 compared to 3,817 at this point last year, a difference of about 4%. So while this week's activity matched last year, overall sales for the year continue to run modestly behind 2025.

New Listings & Inventory

New listing activity was considerably stronger this week, with 189 properties coming to market compared to 164 during the same week last year—an increase of approximately 15%.

Active inventory also moved above last year's level, reaching 941 listings compared to 904.

For buyers, that's an encouraging development. More fresh listings combined with a larger overall pool of available properties can mean more choice and potentially a little more time to make decisions.

For sellers, however, increased inventory means more competition. As selection improves, accurate pricing, presentation and positioning become increasingly important.

Pricing Trends

The average sale price was $454,447, compared to $417,895 during the same week last year.

That's an increase of approximately 9%, but weekly average prices can move significantly depending on the mix of properties that happened to sell. A greater share of higher-priced homes in any given week can pull the average upward without indicating an equivalent increase in individual home values.

For broader perspective, Saskatoon's residential benchmark price was $444,700 in August, approximately 3% higher than August 2025.

That broader measure continues to suggest year-over-year price growth, but at a much more moderate pace than this week's average-price comparison alone would imply.

What This Means Right Now

  • For buyers: Inventory is now above last year's level and new listings remain healthy, creating more choice as we move further into the fall market. Competition hasn't disappeared, but buyers may find they have more options than they did earlier in the year.

  • For sellers: Buyers are still active—sales matched last year's pace exactly—but they're shopping in a market with more inventory. Pricing correctly from the beginning and presenting a property well are increasingly important.

  • What we're watching: Whether inventory continues to build through the second half of September, and whether sales remain steady as buyers gain more selection.

Closing Summary

This week's numbers continue to point toward a Saskatoon market that is becoming more balanced.

Sales matched last year's level exactly, while new listings increased and active inventory moved above 2025 levels. That means buyers have more selection without an obvious deterioration in demand.

The next few weeks should help clarify how far that shift toward balance goes. If inventory continues to rise while sales remain steady, buyers could gain additional breathing room this fall. If sales strengthen alongside the additional supply, market conditions may remain competitive even with more homes available.

Get Your Home Ready for Autumn: A Fall Maintenance Checklist

Autumn in Saskatoon never seems to last quite long enough. One minute, we are enjoying warm afternoons and colourful leaves; the next, we are searching for the snow shovel. Taking care of a few important jobs now can help protect your home, prevent expensive winter surprises and make spring cleanup much easier.

Here are some things to add to your autumn home and yard checklist.

Outside the house

Clean the gutters and downspouts

Leaves and debris can prevent water from draining properly. Clean your gutters and make sure downspouts direct water away from the foundation. This can reduce the risk of ice buildup, leaks and drainage problems.

Check the roof

Look for missing, curled or damaged shingles, loose flashing and signs of wear around vents or chimneys. If you are not comfortable inspecting the roof yourself, consider having a professional take a look before snow arrives.

Inspect the exterior

Walk around your home and check the siding, foundation, windows and doors for cracks or gaps. Sealing small openings can help keep cold air, moisture and unwanted pests outside.

Drain outdoor water lines

Disconnect and drain garden hoses, shut off exterior water lines and empty outdoor faucets. If you have an underground sprinkler system, arrange to have it blown out before the first hard freeze.

Prepare outdoor equipment

Clean and store lawn furniture, garden tools, planters and seasonal decorations. Drain the fuel from equipment that will not be used over the winter or follow the manufacturer’s storage recommendations.

Inside the house

Have the furnace checked

A furnace inspection can help identify problems before the heating season is fully underway. Replace or clean the furnace filter and keep additional filters on hand for the winter.

Test smoke and carbon monoxide alarms

Test every alarm in the house and replace batteries if needed. Check the expiry dates as well, since the alarms themselves need to be replaced periodically.

Stop drafts

Check the weatherstripping around exterior doors and windows. Caulking gaps and replacing worn weatherstripping can make your home more comfortable and may help reduce heating costs.

Reverse ceiling fans

If your ceiling fan has a reverse setting, switch it to rotate clockwise at a low speed. This helps move warm air that has risen toward the ceiling back into the room.

Check the fireplace and chimney

Before using a wood-burning fireplace, have the chimney inspected and cleaned if necessary. Gas fireplaces should also be checked and serviced according to the manufacturer’s recommendations.

In the yard

Take care of the lawn

Continue mowing until the grass stops growing. A final cut, along with fall fertilizer if appropriate for your lawn, can help prepare it for winter.

Deal with fallen leaves

Rake or mulch heavy layers of leaves so they do not smother the grass. Leaves can also be added to a compost pile or used as protective mulch in garden beds.

Prepare trees and shrubs

Remove broken or damaged branches and water trees and shrubs well before the ground freezes, especially newer plantings. Avoid major pruning unless the particular plant benefits from fall pruning.

Clean up garden beds

Remove diseased plant material and weeds, but consider leaving some healthy stems and seed heads for winter interest and wildlife. Protect tender plants as needed and plant spring-flowering bulbs before the ground freezes.

Get ready for snow

Check that your snow shovel, ice melt and snowblower are easy to access and ready to use. It is much nicer to discover a problem on a mild autumn afternoon than during the first major snowfall.

A little preparation goes a long way

You do not need to complete everything in one weekend. Start with the jobs that protect your home from freezing temperatures and water damage, then work through the rest while the weather cooperates.

A well-maintained property is easier to enjoy, less likely to develop costly problems and more appealing when it comes time to sell. If you are thinking about making a move, autumn can also be a good time to walk through your home with a real estate professional and identify any projects worth completing before listing.

Saskatoon Real Estate Week in Review - September 3–9, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help put short-term market movements into context.

Executive Snapshot

  • 85 residential sales, compared to 101 one year ago

  • 160 new listings, compared to 127 last year

  • 822 active listings, compared to 887

  • Average sale price: $412,832, compared to $436,205 in 2025

Sales activity eased during the first full week of September while considerably more new listings came to market. Despite that influx of new supply, active inventory remained below the same period last year.

Because this week's data was collected later than usual, some figures may be subject to minor reporting differences. Rather than placing too much weight on a single week, the broader supply picture remains the more useful indicator.

Key takeaway: More homes came to market and sales slowed this week, but Saskatoon's overall inventory remains below last year's level. The fall market is bringing buyers more fresh options without yet creating a significant buildup in available supply.

Sales Activity

A total of 85 residential properties sold during the week, compared to 101 during the same period in 2025.

That's a year-over-year decline of approximately 16% and a change from the stronger sales activity we saw at the end of August.

One week doesn't establish a trend, however, and this week's figures warrant a little extra caution because of the later data collection. We'll be watching the next several weeks to see whether sales activity rebounds or whether this marks the beginning of the typical fall moderation.

New Listings & Inventory

New listing activity increased significantly, with 160 homes coming to market compared to 127 during the same week last year.

Interestingly, that increase hasn't translated into higher overall inventory. Active listings stood at 822, compared to 887 one year ago.

That means buyers are seeing a healthy influx of fresh properties, but the total pool of homes available remains about 7% smaller than it was at this point last year.

The broader August numbers provide useful context here. The Saskatchewan REALTORS® Association reported that new listings increased more than 12% year over year in August, but Saskatoon remained Saskatchewan's most supply-constrained real estate market.

Pricing Trends

The average sale price was $412,832, compared to $436,205 during the same week last year.

That's a noticeable weekly difference, but it shouldn't be interpreted as evidence that Saskatoon home values have fallen by the same amount. Weekly averages are particularly sensitive to the mix and price ranges of homes sold.

For better perspective, Saskatoon's residential benchmark price was $444,700 in August, approximately 3% higher than August 2025.

That broader measure helps temper what otherwise looks like a fairly dramatic change in this week's average price.

What This Means Right Now

  • For buyers: A strong week for new listings means more fresh options are coming to market, although total inventory remains below last year's level.

  • For sellers: More new listings mean increased competition for buyer attention. Accurate pricing and strong presentation continue to matter, particularly as we move into the fall market.

  • What we're watching: Whether September's increase in new listings begins to build overall inventory—or whether those homes continue to be absorbed quickly enough to keep supply relatively tight.

Closing Summary

The first full week of September brought a noticeable increase in new listings alongside slower sales activity.

Normally, that combination might point toward rapidly increasing inventory. So far, however, that isn't what we're seeing. Active listings remain below last year's level, suggesting Saskatoon's overall supply picture is still relatively tight.

We'll be particularly interested in the next few weeks. If new listings continue arriving at this pace while sales remain softer, buyers could begin to gain more selection. If sales rebound, inventory may remain constrained despite the seasonal influx of new listings.
