After several weeks of inventory moving back and forth around last year's levels, this week's numbers suggest supply is beginning to build. Buyer demand remains healthy, but the balance between buyers and sellers is becoming more even.

Sales Activity
A total of 99 residential properties sold during the week, compared to 105 during the same period in 2025.
That's a relatively small year-over-year difference and suggests buyer activity remains healthy despite the seasonal transition toward late summer.
Year-to-date, 3,255 sales have been recorded in 2026 compared to 3,426 at this point last year.

New Listings & Inventory
New listing activity reached 163 homes, compared to 155 during the same week last year.
Active inventory finished the week at 934 listings, up from 898 one year ago. This is an important number to watch. Earlier this year, inventory consistently trailed 2025 levels, while recent weeks have seen supply move much closer to—and at times above—last year's levels.
If that continues, buyers could head into the fall market with more choice than they had through much of the spring.


Pricing Trends
The average sale price was $467,463, compared to $478,216 during the same week last year.
That's a relatively modest year-over-year difference, particularly for a weekly average. The mix of homes sold can move this figure considerably from one week to the next, so longer-term trends remain more useful when assessing overall price direction.
