Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.
Executive Snapshot
114 residential sales, compared to 109 one year ago
146 new listings, compared to 141 last year
911 active listings, compared to 881
Average sale price: $464,268, compared to $441,598 in 2025
Sales activity edged ahead of last year's pace this week, while new listings were also slightly higher. Active inventory remained above 2025 levels, continuing to provide buyers with more selection as we approach the end of summer.
What's notable is that increased inventory hasn't been accompanied by a significant drop in sales activity. Instead, the numbers continue to point toward a more balanced market, with healthy buyer demand alongside improved supply.
Key takeaway: Buyers have more choice than they did a year ago, but sales activity remains healthy. That's a good indication that the Saskatoon market is moving toward balance rather than simply slowing down.
Sales Activity
A total of 114 residential properties sold during the week, compared to 109 during the same period in 2025.
That's a modest year-over-year increase and an encouraging sign for overall market activity as summer begins winding down.

New Listings & Inventory
New listing activity reached 146 homes, compared to 141 during the same week last year.
Active inventory finished the week at 911 listings, up from 881 one year ago. This continues a trend we've been watching through the second half of summer, with available inventory increasingly tracking at or above last year's levels.
For buyers, that means more selection. For sellers, it means more competition from other listings—and greater importance placed on pricing and presentation.

Pricing Trends
The average sale price reached $464,268, compared to $441,598 during the same week last year.
As always, weekly average prices can fluctuate considerably depending on the mix of homes sold. This week's higher average is worth noting, but it shouldn't be interpreted on its own as a measure of overall home-price appreciation.
Looking at the longer-term trend remains much more useful than any single week's average.

What This Means Right Now
For buyers: Inventory remains above last year's level, providing more choice and potentially a little more time to evaluate available properties.
For sellers: Buyer activity remains healthy, but increased selection means accurate pricing and strong presentation are becoming increasingly important.
What we're watching: Whether inventory continues to remain above 2025 levels as the market transitions from summer into the traditional fall season.
Closing Summary
The late-summer Saskatoon market continues to look increasingly balanced.
Sales edged above last year's pace this week, new listings were slightly higher, and buyers continue to have more homes to choose from. Importantly, the increase in inventory hasn't resulted in a corresponding drop in sales activity.
As September approaches, we'll be watching to see whether these conditions carry into the fall market or whether inventory begins to tighten again.
