Sales activity finished August on a strong note, climbing well above the same week last year. New listings also increased substantially, yet active inventory remained almost identical year over year.
That combination suggests the additional supply entering the market is being met by healthy buyer demand. Buyers have more fresh listings to choose from, but we're not seeing those listings translate into a significant buildup in overall inventory.
Key takeaway: More homes are coming onto the market, but buyers are keeping pace. With sales and new listings both well above last year's weekly levels and overall inventory virtually unchanged, Saskatoon continues to show a healthy balance between supply and demand.
Sales Activity
A total of 108 residential properties sold during the week, compared to 88 during the same period in 2025—an increase of nearly 23%.
That's a notable improvement from last year and follows several weeks of relatively healthy late-summer sales activity.
The broader August numbers support that picture. According to the Saskatchewan REALTORS® Association, Saskatoon recorded 446 residential sales during August, just 1% below last year but 7% above the 10-year average.

New Listings & Inventory
New listing activity was also strong, with 154 properties coming to market compared to 129 during the same week last year—an increase of about 19%.
Despite that increase, active inventory finished the week at 924 listings, almost unchanged from the 921 recorded one year ago.
That's an important distinction. More listings don't necessarily mean inventory is accumulating if buyers are purchasing them at a similar pace.
The SRA's August report tells a similar story at the monthly level. New listings increased more than 12% year over year, which the association described as a welcome development for Saskatchewan's most supply-constrained real estate market.


Pricing Trends
The average sale price was $475,819, compared to $430,918 during the same week last year.
That's a significant difference, but—as we've said throughout the Week in Review—a single week's average can be heavily influenced by the types and price ranges of homes that happened to sell.
The broader pricing measure gives us better context. Saskatoon's residential benchmark price was $444,700 in August, up 2.8% year over year, although it eased slightly from $447,600 in July.
That tells us prices remain higher than last year, but the difference in this week's average sale price shouldn't be interpreted as market-wide appreciation.

What This Means Right Now
For buyers: More homes are coming to market, creating better selection than we saw during the most supply-constrained periods earlier this year. However, healthy sales activity means desirable properties can still move quickly.
For sellers: Buyer demand remains solid, but increased new-listing activity means sellers are competing for attention. Pricing and presentation continue to matter.
What we're watching: Whether September's new listings continue at this pace and, importantly, whether buyers continue absorbing them quickly enough to prevent inventory from building.
