A total of 100 residential properties sold during the week, compared to 124 during the same period in 2025.

Year-to-date, 3,156 sales have been recorded in 2026 compared to 3,321 at this point last year.

New Listings & Inventory
New listing activity reached 192 homes, slightly higher than the 186 recorded during the same week last year.
Active inventory finished the week at 887 listings, compared to 898 one year ago. That's a relatively small difference and suggests overall selection is now quite similar to where it stood at this point in 2025.
With new listings outpacing sales this week, we'll be watching closely to see whether available inventory begins to build as August progresses.


Pricing Trends
The average sale price reached $472,307, compared to $443,573 during the same week last year.
That's a notable year-over-year difference, but weekly average prices can be heavily influenced by the mix of properties sold. A larger proportion of higher-priced sales can move the weekly average considerably, so this figure is best viewed alongside longer-term pricing trends rather than in isolation.
