Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.
Executive Snapshot
132 residential sales, compared to 138 one year ago
214 new listings, up from 165 last year
930 active listings, compared to 884
Average sale price: $428,382, compared to $431,800 in 2025
Sales activity remained remarkably steady compared to the same week last year, while new listing activity increased significantly. As a result, active inventory rose above 2025 levels, offering buyers more choice than we've seen through much of the spring market.
Although inventory has begun to build, buyer activity remains healthy and pricing has remained relatively stable, suggesting the Saskatoon market is transitioning toward more balanced summer conditions rather than experiencing a significant slowdown.
Key takeaway: More homes are coming to market, and active inventory has now moved above last year's level. While buyer demand remains healthy, the increase in available inventory is giving buyers more choice than we've seen through much of the spring.
Sales Activity
Sales activity totaled 132 residential transactions, compared to 138 during the same week in 2025. While slightly lower year over year, the difference is modest and reflects continued healthy buyer activity through the middle of July.

New Listings & Inventory
New listing activity increased to 214 homes, compared to 165 during the same week last year. Active inventory reached 930 listings, up from 884 in 2025.
This marks a notable shift from recent weeks, where inventory consistently tracked below last year's levels. The increase suggests sellers are bringing more homes to market, providing buyers with additional choice as the summer market progresses.

Pricing Trends
The average sale price reached $428,382, compared to $431,800 during the same week last year. Weekly average prices continue to fluctuate based on the mix of homes sold, and this week's results point to generally stable pricing conditions.

What This Means Right Now
For buyers: The increase in inventory provides more options and may reduce some of the competitive pressure experienced earlier this year.
For sellers: Well-priced, well-presented homes continue to attract buyers, though increased inventory means thoughtful pricing and preparation are becoming even more important.
What we're watching: Whether inventory continues to build through the remainder of July or if buyer demand begins absorbing the additional supply.
Closing Summary
