Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.
Executive Snapshot
85 residential sales, compared to 98 one year ago
167 new listings, compared to 160 last year
947 active listings, compared to 863
Average sale price: $449,024, compared to $431,907 in 2025
Sales activity remained below last year's pace, while new listings edged higher and active inventory continued to grow. With nearly 10% more homes available than at this time in 2025, Saskatoon buyers are seeing an increasingly different market than they experienced earlier this year.
Although the average sale price remained higher year over year, the growing inventory and softer sales activity suggest the balance between supply and demand continues to shift.
Key takeaway: Saskatoon's fall market is offering buyers more selection, while sellers face increasing competition. Inventory is rising despite the usual seasonal slowdown, making the coming weeks particularly important for understanding where the market is heading.
Sales Activity
A total of 85 residential properties sold during the week, compared to 98 during the same period in 2025 - a decline of approximately 13%.
That's slightly above the 82 sales recorded the previous week, but still below last year's pace.
Year-to-date, our weekly tracking shows 4,083 sales in 2026 compared to 4,337 at this point last year, a difference of approximately 5.9%.
This reinforces a pattern we've been seeing throughout the fall: buyers remain active, but overall sales activity continues to trail 2025.
The question now is whether that softer demand will continue as we approach November or whether buyers will take advantage of the additional selection available.

New Listings & Inventory
New listing activity totalled 167 properties, compared to 160 during the same week last year - an increase of approximately 4%.
Active inventory reached 947 listings, compared to 863 one year ago. That's an increase of nearly 10%.
Inventory also rose from 935 listings the previous week, marking a second consecutive weekly increase.
This is particularly interesting because inventory often begins to decline as we move deeper into autumn. Instead, Saskatoon is seeing more available properties than a year ago, with inventory continuing to edge upward.
The increase suggests that new supply is not being absorbed quickly enough to prevent inventory from growing.
For buyers, this means more opportunities to compare properties and potentially more flexibility in their search.
For sellers, it means competing with a larger number of available homes.
While this doesn't necessarily signal a buyer's market, it does suggest that the exceptionally tight conditions experienced earlier in the year are easing.

Pricing Trends
The average sale price was $449,024, compared to $431,907 during the same week last year - an increase of approximately 4%.
That's a considerably smaller year-over-year difference than some of the larger weekly price increases we've seen recently.
As always, weekly averages are influenced by the types, sizes and price ranges of homes sold. They should not be interpreted as a direct measure of changes in individual property values.
For broader perspective, the Saskatchewan REALTORS® Association reported a residential benchmark price of $444,700 in August, approximately 3% higher than August 2025.
The broader pricing picture has continued to show moderate year-over-year appreciation, even as inventory conditions have begun to improve.

What This Means Right Now
For buyers: With nearly 10% more active listings than last year, buyers have additional opportunities to explore properties, compare options and make informed decisions. Competition hasn't disappeared, but increased selection may offer more flexibility than we saw earlier in 2026.
For sellers: More inventory means greater competition for buyer attention. Homes that are priced appropriately and presented effectively are better positioned to stand out in a market where buyers have more choices.
What we're watching: Whether active inventory continues to rise as we approach November, particularly if sales remain below last year's pace. We'll also be watching whether increased selection begins to influence pricing strategies and the time properties spend on the market.
Closing Summary
Saskatoon's fall housing market continues to move toward more balanced conditions.
Sales were approximately 13% lower than the same week last year, while new listings increased slightly and active inventory climbed nearly 10%.
The growing number of available homes is one of the most notable developments this fall. Buyers are gaining more selection, while sellers are operating in an increasingly competitive environment.
At the same time, average sale prices remain above last year's levels, reminding us that improving inventory doesn't necessarily translate into immediate price declines.
As we move toward November, the relationship between sales activity and available inventory will be particularly important in determining how the market evolves.
