Saskatoon Real Estate Week in Review - October 22 - 28, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help place short-term market movements into proper context.

Executive Snapshot

  • 80 residential sales, compared to 93 one year ago

  • 104 new listings, compared to 141 last year

  • 957 active listings, compared to 884

  • Average sale price: $434,984, compared to $425,035 in 2025

Sales and new listing activity both declined compared to the same week last year, while active inventory remained higher. Despite a considerable reduction in new listings, the number of available properties continued to edge upward.

The average sale price was slightly higher year over year, although weekly averages remain sensitive to the types and price ranges of homes sold.

Key takeaway: Saskatoon is approaching November with more homes available than a year ago, even as new listing activity slows. Buyers have greater selection, while sellers are facing increased competition in a market where sales remain below last year's pace.

Sales Activity

A total of 80 residential properties sold during the week, compared to 93 during the same period in 2025—a decline of approximately 14%.

Sales were also slightly below the 85 recorded the previous week, continuing the relatively subdued activity we've observed throughout October.

Year-to-date, our weekly tracking shows 4,163 sales in 2026 compared to 4,430 at this point last year, a difference of approximately 6%.

While buyers remain active, sales have consistently trailed 2025 levels in recent weeks.

That doesn't mean demand has disappeared. It does suggest that the pace of transactions has moderated, particularly compared to the more competitive conditions experienced earlier in the year.

New Listings & Inventory

New listing activity slowed considerably, with 104 properties coming to market compared to 141 during the same week last year—a decline of approximately 26%.

Despite fewer new listings, active inventory reached 957 properties, compared to 884 one year ago. That's an increase of approximately 8%.

Inventory also edged higher from 947 listings the previous week, marking a third consecutive weekly increase.

This is an interesting development for late October, when new listing activity typically begins to slow and available inventory often starts to decline.

Instead, the number of active listings has continued to grow.

That suggests properties may be remaining available longer, although additional information about days on market would be needed to confirm that trend.

For buyers, the result is a larger selection of homes than was available at this time last year.

For sellers, it means competing with more properties for buyer attention.

Pricing Trends

The average sale price was $434,984, compared to $425,035 during the same week last year—an increase of approximately 2.3%.

That's a considerably smaller year-over-year difference than we've seen during some recent weeks.

As always, weekly averages can fluctuate depending on the types, sizes and price ranges of homes sold. They should not be interpreted as a direct measure of changes in individual property values.

However, the relatively modest difference this week is worth noting alongside the increase in available inventory.

While buyers have more selection, the weekly sales figures alone don't establish a broad decline in property values.

What This Means Right Now

For buyers: Active inventory remains above last year's level, offering more opportunities to compare properties and make informed decisions. With more homes available and sales running below 2025 levels, some buyers may find greater flexibility than they experienced earlier this year.

For sellers: Increased inventory means more competition for buyer attention. Accurate pricing, strong presentation and a thoughtful marketing strategy are particularly important as we approach the traditionally quieter winter months.

What we're watching: Whether inventory continues to remain elevated as November begins, especially with new listing activity slowing. We'll also be watching whether the softer sales pace begins to influence pricing strategies and the length of time homes remain on the market.

Closing Summary

Saskatoon's fall housing market continues to show signs of improving balance between supply and demand.

Sales were approximately 14% lower than the same week last year, while new listings declined by more than 26%.

Despite that slowdown in new supply, active inventory remained more than 8% above 2025 levels and increased slightly from the previous week.

The combination of softer sales and higher inventory is giving buyers more selection, while sellers are facing greater competition.

As we move into November, the direction of active inventory will be particularly important. If available supply remains elevated despite fewer new listings, it could indicate a more sustained shift toward balanced market conditions.
