Saskatoon Real Estate Week in Review - October 29 -November 4, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Here’s our weekly look at local housing activity, with context to help make sense of the numbers as we move into November.

Executive Snapshot

  • 72 residential sales, compared to 97 one year ago

  • 137 new listings, compared to 138 last year

  • 933 active listings, compared to 856

  • Average sale price: $430,955, compared to $422,779 in 2025

Sales finished below the same week last year, while new listing activity was almost identical. Available inventory remained higher year over year, giving buyers more properties to consider.

However, inventory declined from the previous week, interrupting the increases we saw through the latter part of October. The average sale price remained slightly above last year’s figure.

Key takeaway: Buyers continue to have more selection than a year ago, but available inventory is no longer increasing every week. For sellers, understanding the competing homes in their neighbourhood and price range remains essential.

Sales Activity

Saskatoon recorded 72 residential sales this week, compared to 97 during the corresponding period in 2025, a decline of approximately 26%.

Sales also fell from 80 the previous week, a decrease of 10%.

The latest result continues October’s pattern of weekly sales running below last year’s levels. Buyers are still purchasing homes, but the pace of transactions remains softer than it was during the same stretch in 2025.

That provides useful context for sellers. With more homes available and fewer weekly sales than a year ago, attracting buyer attention requires a realistic understanding of the competition.

New Listings & Inventory

New listings totalled 137 this week, almost unchanged from the 138 recorded one year earlier.

That was an increase from the previous week’s 104 new listings, bringing a fresh selection of properties to the market.

Active inventory nevertheless declined to 933, down from 957 the week before. This follows three consecutive weekly increases and is a change from the direction we were watching in late October.

Compared with last year’s 856 active listings, available inventory was still approximately 9% higher.

Both comparisons matter. Buyers have more choice than they did a year ago, even though the number of homes available declined this week.

One weekly decrease does not establish a new trend. The coming weeks will help show whether inventory continues to ease or remains near its recent levels.

Pricing Trends

The average sale price in the supplied sales report was $430,955, compared to $422,779 in the corresponding report last year—an increase of approximately 1.9%.

It was also slightly below the previous report’s average of $434,984.

Weekly averages reflect the properties that sold. A different mix of condos, smaller homes and higher-priced properties can move the average without representing an equivalent change in the value of an individual home.

This week’s figures therefore do not support a blanket statement that Saskatoon home prices are falling. They show a modest year-over-year increase in the average, alongside softer sales activity and more available inventory.

For a particular home, recent comparable sales and current competing listings provide more useful pricing guidance.

What This Means Right Now

For buyers: More inventory than a year ago provides additional options to compare. Depending on the property and its competition, there may be room for negotiation. That flexibility still needs to be assessed home by home.

For sellers: Buyers have alternatives. Pricing accurately, presenting your home well and responding thoughtfully to feedback can help your property stand out.

What we’re watching: Whether this week’s inventory decline continues into November, and whether weekly sales stabilize after the quieter activity recorded through October.

Closing Summary

November begins with fewer sales than the same week last year, nearly unchanged new listing activity and approximately 9% more active inventory.

The change this week is the direction of available supply: inventory declined despite an increase in new listings from the previous week.

Buyers continue to have more selection than a year ago, while sellers face a market where careful positioning matters. The slightly higher year-over-year average sale price also reminds us that softer sales activity does not automatically mean lower property values.
