Saskatoon Real Estate Week in Review - September 3–9, 2026

Welcome back to the Saskatoon Real Estate Week in Review. Each week, we take a clear, data-driven look at local real estate activity to help put short-term market movements into context.

Executive Snapshot

  • 85 residential sales, compared to 101 one year ago

Sales activity eased during the first full week of September while considerably more new listings came to market. Despite that influx of new supply, active inventory remained below the same period last year.

Because this week's data was collected later than usual, some figures may be subject to minor reporting differences. Rather than placing too much weight on a single week, the broader supply picture remains the more useful indicator.

Key takeaway: More homes came to market and sales slowed this week, but Saskatoon's overall inventory remains below last year's level. The fall market is bringing buyers more fresh options without yet creating a significant buildup in available supply.

Sales Activity

A total of 85 residential properties sold during the week, compared to 101 during the same period in 2025.

That's a year-over-year decline of approximately 16% and a change from the stronger sales activity we saw at the end of August.

One week doesn't establish a trend, however, and this week's figures warrant a little extra caution because of the later data collection. We'll be watching the next several weeks to see whether sales activity rebounds or whether this marks the beginning of the typical fall moderation.

New Listings & Inventory

New listing activity increased significantly, with 160 homes coming to market compared to 127 during the same week last year.

Interestingly, that increase hasn't translated into higher overall inventory. Active listings stood at 822, compared to 887 one year ago.

That means buyers are seeing a healthy influx of fresh properties, but the total pool of homes available remains about 7% smaller than it was at this point last year.

The broader August numbers provide useful context here. The Saskatchewan REALTORS® Association reported that new listings increased more than 12% year over year in August, but Saskatoon remained Saskatchewan's most supply-constrained real estate market.

Pricing Trends

The average sale price was $412,832, compared to $436,205 during the same week last year.

That's a noticeable weekly difference, but it shouldn't be interpreted as evidence that Saskatoon home values have fallen by the same amount. Weekly averages are particularly sensitive to the mix and price ranges of homes sold.

For better perspective, Saskatoon's residential benchmark price was $444,700 in August, approximately 3% higher than August 2025.

That broader measure helps temper what otherwise looks like a fairly dramatic change in this week's average price.

What This Means Right Now

  • For buyers: A strong week for new listings means more fresh options are coming to market, although total inventory remains below last year's level.

  • For sellers: More new listings mean increased competition for buyer attention. Accurate pricing and strong presentation continue to matter, particularly as we move into the fall market.

  • What we're watching: Whether September's increase in new listings begins to build overall inventory—or whether those homes continue to be absorbed quickly enough to keep supply relatively tight.

Closing Summary

The first full week of September brought a noticeable increase in new listings alongside slower sales activity.

Normally, that combination might point toward rapidly increasing inventory. So far, however, that isn't what we're seeing. Active listings remain below last year's level, suggesting Saskatoon's overall supply picture is still relatively tight.

We'll be particularly interested in the next few weeks. If new listings continue arriving at this pace while sales remain softer, buyers could begin to gain more selection. If sales rebound, inventory may remain constrained despite the seasonal influx of new listings.
